Richard has a niche in the area of lease options, also known as rent to buy and rent to own. Many investors and property owners throughout the UK rely on his expertise in this area. Richard believes that lease options can be a great way for first time buyers to get on the property ladder and says: "If you do not currently qualify for a mortgage but have saved a small deposit, you can purchase a property on a lease option. This allows you to put down a small deposit, pay the market rent each month and also top up your payments towards the purchase price during the term of the option. An option is a contract which allows you, the buyer, to purchase the property at any time during the option period. The price will be agreed at the outset, so if prices rise, the seller must still sell to you at the originally agreed price. However, if prices fall, you may not be able to raise a mortgage and buy the property, so you must bear this in mind. One solution for tenant buyers is to agree as long an option period as possible.
